On a walk-out style basement, steep grading, or a bi-level it can be hard to add on to the home. This three season room is built-up on posts to accommodate the steep drop off of the grade. This room in Lansing features vinyl windows with a pliable “glass” in them. The panels have fully removable panes in them that create a screen room when removed. The stairs and lower deck are both constructed out of treated lumber. The interior of the room was finished in vinyl and aluminum coil to make the space weather safe. The indoor/outdoor carpet has a nice finish to it, yet is able to withstand any rain that might come in when windows are open. The outdoor ceiling fan will help to cool the room on hot days.

Vinyl Stone Floor

This small addition in Grand Ledge was done for a member for the Armed Forces while they served overseas. When they arrived home after their tour they came home to a brand new addition and adjoining deck. The room features a vaulted ceiling, dry walled walls, and a vinyl floor that looks like flagstone. The attached treated deck gives a great new transition area from the home to the backyard. The gray walls are so subtle yet a perfect transition between the dark floor and white windows.

Vinyl Three Season Room
Posted February 20, 2012 By Katrina in Addition, Deck, Seasonal, Window With | No Comments
This three season room in Grand Ledge features some children-friendly windows, which is perfect for the subdivision location. The “glass” in these windows is a pliable vinyl that never cracks or shatters. The vinyl can be stretched to conform to whatever is placing pressure on it, and when released will go back to its normal state. These panels have four sections to them that can slide to give you more options as to how much air to let in. The vinyl comes in different shades as well allowing you to adjust how much light you want to come in. The vinyl sections are fully removable in case you want to turn the room in to a screen room. The aluminum ceiling and trims allow for the room to be exposed to weather without being damaged. The indoor/outdoor carpeting gives the room a cozy feeling without having to worry about leaving windows open. This room is a great middle ground if you can’t decide whether to go with a screen room or a four season room.

Screen Room with Brick Patio
Posted April 18, 2011 By northernAdmin in Deck, Seasonal With | No CommentsThis job was a little out of our normal range as it was located in Ann Arbor, but as children of a past customer of ours they demanded we do the work. Originally the homeowners had a large deck on the rear of home that offered zero character to the home. Re-structuring a portion of the old deck and adding composite top boards, this 312 square foot room could easily be converted into a four season room. The ceiling of this room is finished in a cedar bead board panel that was clear-coated to give it a finished look. Adding a ceiling fan made for exterior use will make this screen room even more enjoyable on those hot summer days. On the exterior of the room we added a patio made from brick patio pavers to give them a ground-level area to entertain and grill on. The room also has an asphalt roof to match the house, and siding to match as well. This complete process took us just over a month to complete.

Covered Front Porch
Posted March 24, 2011 By Katrina in Deck With | No CommentsSo many houses in the Lansing area have this look; brick on bottom and white aluminum siding on top that overhangs the first story. They all have an uncovered concrete stoop that is sturdy but it requires shoveling and does not protect you or your guests from the rain and snow. This couple decided to keep the concrete porch, but enlarge it a little and cover it. The new concrete porch is approximately 6×12 with new stairs and a new curved walkway. The porch features white vinyl rails and columns to create a maintenance free front entry and a low-sloped roof. The ceiling we finished with a vinyl soffit material to give it a classic look. This new covered front porch creates a more dramatic and elegant appearance to the front of the home.

Composite Front Porch
Posted By Katrina in Deck With | No CommentsCurb appeal is one of the deciding factors when it comes to selling a home. This family was looking to create a more appealing front entrance to their brick home. The existing brick and concrete stoop with aluminum rails was too small for this well maintained home. Instead of simply adding a new wood stoop, they decided to go with a little more of a dramatic look with adding a larger front porch with the stairs going off at an angle. This look required for a new walkway to be poured and a new deck frame to be constructed. We topped the frame with a cedar color composite decking and white vinyl rails to math the home trim. This porch created a very appealing front to the home and gave the family a little more room for guests to enter from.

Deck Facelift
Posted By Katrina in Deck With | No CommentsWhen this landscaping enthusiast realized their deck was undoing all of their efforts to create a backyard paradise they contacted us about giving it a facelift. This past customer of ours didn’t hesitate when they saw the composite materials and heard the words “maintenance free”. Removing the old top boards and lattice, we replaced them with a new natural color composite top board and white vinyl lattice. We then completed the look with a new matching composite trim board along the base of the existing four season room. This project took a few days to complete and the family was able to enjoy their new deck and backyard instantly.

16×16 Three Season Room
Posted By Katrina in Deck, Seasonal With | No CommentsConverting an existing deck into a seasonal room is great for those looking to still enjoy their backyard with protection from Mother Nature. This family decided to turn an old covered deck into a new three season room. Leaving the existing patio door intact to the home, we constructed a 16×16 three season room on posts. The room is filled with floor to ceiling white North Star windows with two ProVia entry doors going to decks on either side of the room. The gable end wall also features two trapezoid windows allowing the most sunlight possible to come through and really making the room feel open. To add insulation to the room because it only had 2×4 walls, we used an insulated Polydeck floor system. On the exterior of the room we added a 5×7 wolmanized deck with stairs connecting to the room. We covered the exterior of the home, garage, and addition with a foam-backed siding, and asphalt shingles on the roof to match the home. This three season room and the siding project took less than two months once we began demo.

12×16 Screen Room with Multi-Level Deck
Posted March 20, 2011 By Katrina in Deck, Seasonal With | No Comments
More and more often we are called to convert an existing deck into a screen room or a seasonal room. This family was looking to make their outdoor area a little more private. The flooring of this room is a natural color Composite decking, this continues out of the room and down the stairs to create a multi-level entertaining area. The interior of the room we finished with aluminum coil and aluminum ceiling panels. The decks feature maintenance free decking as well as maintenance free composite railing and maintenance free lattice skirting. We covered the bottom of the screen room with composite trim boards installed vertically.

Farmhouse with Attached Gazebo
Posted By Katrina in Deck, Roof, Siding With | No Comments
This farmhouse got a completely new look with new siding, deck, and most importantly a completely new roof structure. This family wanted to have a porch that went around the entire side of the house and wrapped around the front of the house. On the rear of the house we added a gazebo style end. In order to make the roof on the porch work we had to completely re-construct the roof over the lower portion of the home to create a new slope. We then constructed a new porch and roof around the side of the home. The decking is a natural color composite decking material with a white vinyl lattice, and a white vinyl rail system. The porch features a vinyl ceiling panel to give it a farm house bead board look. The roof is covered in an Owens Corning asphalt shingle.
